General Property Criteria

We work with institutional buyers who are looking for specific asset types that fit tight underwriting models. These aren't one-off flips — they're long-term rental plays designed for scalability, consistency, and market stability.

To make sure your deal gets serious consideration, it must meet the baseline criteria below:

Beds/Baths: 3/2/2 preferred

Minimum Sq Ft: 1,100 – 3,000 Sq Ft

Year Built: 1970+

GreatSchools.org Ratings: 9+ Total

Max Purchase Price: Varies by MSA (see below)

What types of properties are NOT accepted in the W2H Buy Box?

We do not buy properties that fall into any of the following categories:

- Homes with pools

- Properties that back up to busy roads, railroads, or commercial properties

- Homes with fire, water, or other ‘Acts of God’ damage

- Properties located in flood zones

- Projects needing extensive repairs or major structural work

These are deal-breakers, regardless of location or price.
